O’Reilly Build partnered with O’Reilly Development Company to lead a historic redevelopment in the Garment District of Downtown Kansas City with the acquisition of the historic Folgers Coffee Company factory. The project consisted of two separate buildings and an adjoining open parking lot. The southern building was built in 1899 and has a gross building area of approximately 137,640 square feet. The northern building was built in 1917 and has a gross building area of approximately 79,520 square feet. The south building includes underground parking in both the basement and sub-basement floors while the north building has open parking on the adjacent lot.
Plans for Roaster’s Block resulted in redeveloping the property into 146 Class A market rate rental loft-style apartments with a mix of studio, one-, two- and 3-bedroom units with great views. The south building dubbed Swofford includes 90 units and the north building dubbed The Boss includes 56 units.
The project provided the best of market rate amenities featuring the transformation of razing an old, non-historic mechanical tower to an urban courtyard created between the two buildings with a swimming pool, hot tub, fire pits, grilling stations and landscaping. Other amenities include a social lounge with a commercial grade kitchen and bar, state-of-the-art fitness center, yoga studio and gathering areas as well as office and leasing areas.
